Property Investment in the North West of England

Liverpool and the Merseyside belt are where we have bought most and where our trades and agents are strongest. We also buy across Wigan, Skelmersdale, Burnley, Preston and Chorley.

The North West is where this business started and it is still the bulk of what we do. That matters more than it sounds: we are not buying at a distance off a spreadsheet. Our builders are twenty minutes from most of these streets, our agents have known us for years, and we have seen what these houses do over a full decade rather than a single cycle.

The housing is mostly Victorian and Edwardian terraces — solid, conventional, easy to let and easy to sell on. Not new-build blocks sold at a premium to investors who never see the promised rent.

Where we buy in the North West.

We work in a deliberately small number of places. Knowing a handful of markets properly beats covering the whole country badly.

Liverpool

Our home market. We buy in the north and east of the city — Anfield, Kirkdale, Everton, Walton, Kensington, Edge Hill, Old Swan and Tuebrook. Tenant demand is deep and long established across both the private rented sector and social housing, and there is enough stock moving that we can be selective about condition and street rather than taking whatever happens to be listed.

Bootle, Litherland & Netherton

Immediately north of the city and behaving like an extension of it — the same housing stock, the same tenant demand, and the same trades we already use. Strong social housing demand, which is where a good share of our Sefton stock ends up.

Wigan & Skelmersdale

Where we look when an investor wants something larger. Four- and five-bedroom houses with the footprint to work as shared or supported housing, at a fraction of what the same building costs closer to Manchester. Sits between the Liverpool and Manchester economies with road and rail into both.

Burnley, Nelson & Bacup

Traditional Pennine mill towns with substantial stone terraces and steady long-term tenant demand. Properties here are larger than their price suggests, and there is continuing regeneration spend in Burnley town centre.

Preston & Chorley

A steadier, more mainstream corner of the patch. Preston has a genuine city economy behind it — university and NHS employment — and a broader tenant profile. It also has real owner-occupier resale demand, which matters if you might want to sell rather than hold forever.
