How it works

Five steps from a first conversation to a tenanted property. No stage of this is automated and none of it is outsourced to a call centre.

We agree what you are actually trying to buy

A short call to establish your budget, how you are funding it, whether you want income or growth, and — the question that matters most — how involved you actually want to be. That answer decides everything that follows.

We source and underwrite the deal

Most of what we buy is off-market, through relationships across the North of England. Every deal is assessed on the real purchase price, the achievable rent and the actual cost of the work — not on asking prices and optimistic assumptions.

You get the full deal pack

Address, agreed price, comparable evidence, photographs and a video walkthrough, the refurbishment schedule and its cost, and a funding illustration. Enough for you — or your broker and solicitor — to make a decision properly.

You reserve it and we handle the purchase

We hold the property, introduce solicitors and a broker if you need them, and manage the chain through to completion. You are not chasing anybody. That is the job you are paying us for.

Refurbished, tenanted, done

Our trades carry out the schedule you were quoted. The finished property is then let through a managing agent or leased to an established social housing provider. You own a working asset, not a project.

On the numbers. Any yield shown on this site is calculated before costs — on the purchase price, plus the refurbishment where there is one — and before finance costs, purchase costs and tax. The deal pack sets out the full position for the specific property, so you can see exactly what you are committing to before you commit to it.
